Casa Xarraca

San Juan

Surrounded by pine forests near Portinatx, Casa Xarraca occupies a coastal estate with direct sea access and far-reaching views. As a luxury villa in Ibiza, it combines a Blakstad-designed contemporary wing with a centuries-old finca, creating architectural contrast grounded in authenticity.

Interiors feature high beamed ceilings, natural stone and a considered blend of modern furnishings, arranged to maximise light and coastal outlooks. Living areas open onto terraces overlooking the sea, reinforcing the connection to the landscape.

Extensive gardens extend to the shoreline, with a substantial swimming pool set within lawns and shaded chill-out areas. Multiple terraces and courtyards provide varied outdoor settings throughout the day. Casa Xarraca offers architectural heritage and direct coastal access in Ibiza’s unspoilt north.

Casa Xarraca is distributed across a Blakstad-designed main residence and a separate historic finca, accommodating multiple bedrooms with a mix of en-suite and shared arrangements. The principal living room with high beamed ceilings opens to sea-facing terraces and a Moroccan courtyard. A master suite occupies the upper level with private terrace access.

Grounds extend to the shoreline, incorporating a 10-metre swimming pool, lawned gardens, shaded chill-out zones and direct walking access to nearby coves.

Key information

Casa Xarraca lies on Ibiza’s unspoilt northern coastline near Portinatx, an area celebrated for its dramatic cliffs, pine forests and secluded coves. Cala Xarraca and Cala Xuclar are both within walking distance, offering crystal-clear waters ideal for snorkelling and quiet swimming away from the island’s busier beaches. The north of Ibiza is known for its slower pace and strong connection to nature, with scenic coastal paths and viewpoints overlooking rugged headlands. Portinatx provides a small collection of waterfront restaurants, cafés and boat excursions while maintaining a relaxed village atmosphere. Inland, the nearby village of Sant Joan hosts traditional markets and local gatherings that reflect the island’s rural culture. The region remains less developed than Ibiza’s south, preserving a sense of authenticity and open landscape. Casa Xarraca benefits from direct coastal access and panoramic views while remaining immersed in the tranquil character of Ibiza’s northern shoreline.

Casa Xarraca is located in the northern part of Ibiza close to the coastline near Portinatx, one of the island’s most unspoiled and scenic regions. The surrounding landscape is defined by rugged cliffs, dense pine forests and quiet rural valleys that give this part of Ibiza a distinctly natural character. Unlike the more developed southern coastline, the north retains a slower pace of life where small villages and agricultural land remain central to the local environment. From Casa Xarraca, guests can reach Cala Xarraca and Cala Xuclar, two small coves known for their crystal-clear water and calm swimming conditions. These beaches are framed by rocky cliffs and forested hills, creating a sense of privacy that is increasingly rare on the island. The nearby village of San Juan offers a traditional Ibicencan atmosphere with cafés, artisan shops and the well-known Sunday market that attracts both locals and visitors. The northern region is also known for scenic walking routes, coastal viewpoints and quiet countryside roads that pass through olive groves and farmland. While the area feels remote and peaceful, the rest of the island remains accessible by car, allowing guests to explore Ibiza’s beaches, restaurants and cultural attractions before returning to the calm environment that defines the north.

Casa Xarraca was a wonderful surprise. The gardens are completely private, you walk straight down to the water, and the views over the coast made every morning a good one.
